Conditions of booking (updated 19th May 2007)

• Bookings may be made by telephone or e mail, but should be confirmed with a completed booking form within seven days (by fax if required).
• A non refundable deposit of £50.00 per week or part week is payable when booking. The balance is due 4 weeks before the start of the holiday. For holidays due to take place within 4 weeks of booking, the full amount is payable on booking.
• Bookings are from 3pm on the day of arrival until 10am on the day of departure. No property may be occupied by more than the number specified. The client agrees to leave the property in the same clean & tidy condition as found upon arrival & to report all breakages, loss or damage before leaving.
• Your booking when confirmed by us, constitutes a contract which makes you liable for the full rental even if you are forced for whatever reason to cancel your holiday. May we suggest that you take out a simple and inexpensive insurance policy with your agent to cover this. It is difficult to re-let accommodation at short notice and to have to demand payment for a cancelled holiday is most distasteful to both us and our clients.
• We cannot hold ourselves responsible for valuables or other items left by guests in a property.
• We regret that pets are not allowed.
• Oil central heating & hot water are included in the price. Electricity is charged for by meter reading ( you will NOT need any coins ). Towels are available to hire at £2 per personal set.
• We do not allow smoking within our properties.
